    How to Protect Your Property’s Foundations

    Foundations are the cornerstone for the health of a property. They sit directly underneath to distribute load and stop subsoil spreading. Pile foundation designs are possibly the best for their protection. They carry very heavy, concentrated loads and are a good option for sites where there’s a weak layer of soil on the surface. However strong they are, it’s still important to carry out routine checks and maintenance. Problems can easily occur if gone unchecked and unprotected. To avoid costly issues later down the line, here’s some guidance that we’ve put together.

    Regularly Inspect your Foundations

    The condition of your foundations will change throughout the year, and it can bring along varying problems. To stay ahead and prevent costly issues developing, inspect the perimeter. You will want to look for signs of cracking, water pooling,water damage outside of your home, warp/signs that your foundations aren’t level and that there is no damage to the slabs and piers.

    Ensure That the Ground Slopes

    Excess water in your foundations can cause havoc. It can lead to it becoming water lodged which is why you will need to make sure that the ground surrounding your property is on a slope. This will ensure that water runs away from your foundations and doesn’t rise up your walls.

    Install Rain Gutters

    These will also help divert water away, preventing mould, other serious damage and costly repairs.

    Water Them in Summer

    While this goes against the advice given earlier, foundations can dry out in the summer and shrink if there isn’t sufficient moisture. If you notice dryness, you may find that watering your foundation helps.

    Maintain Your Foliage 

    Plants surrounding your property can create air circulation problems if not tamed. This can create dampness when they are wet so be sure to give them a trim.
